The lease and the title
Before terms are agreed we review the numbers and the title, and on a pre-leased asset the tenant and the lease. Where something in a transaction concerns us, we say so.

Corridor knowledge
Rents and capital values differ between corridors, and between two buildings on the same road. The firm has worked in Gurugram since 2006 and can set a property against its comparables.
The office
Sector 62, Golf Course Extension Road
The office is on Golf Course Extension Road itself, with Golf Course Road beginning a short way back towards the city. Sohna Road and SPR are a short drive from here.

Akhilesh Singh
He has spent his working life in Gurugram commercial property and still takes most first calls himself. The firm is built around a straightforward way of working: put forward the few floors that genuinely fit the brief, set out what each one is worth and what it is not, and leave the decision with the client. He would rather lose a deal than talk somebody into the wrong building.
